Tile itself is easy to clean. Grout is porous, sits below the tile surface where mopping cannot reach it, and absorbs soil, grease, soap residue and moisture until it darkens several shades. Mop water pushed across a floor deposits that soil directly into the grout lines, which is why routine mopping makes grout progressively worse over time. In showers and wet areas, that same porosity supports mold and mildew growth.
We apply an appropriate alkaline or specialty cleaner sized to the soil load and the tile type, allow proper dwell time to break down embedded soil, then agitate the grout lines mechanically with brushes or a rotary tool. Cleaning is finished with high-pressure hot water extraction using a closed spinner tool that flushes the grout and immediately recovers the waste water instead of spreading it. For natural stone we use pH-neutral products and gentler methods, because acidic cleaners etch marble, travertine and limestone permanently. Where staining is beyond cleaning, we offer grout color sealing to restore a uniform appearance.
Clean grout is sealed with a penetrating impregnating sealer that resists staining and moisture absorption and makes routine maintenance far more effective. We also handle cracked or missing grout replacement, caulk replacement at changes of plane and wet area perimeters, and mildew remediation in showers. Sealing is what keeps the result for years rather than months, and we provide maintenance guidance to preserve it.
