Buildings constructed before 1978 frequently contain lead-based paint, and asbestos was used in drywall joint compound, floor tile and mastic, popcorn ceilings, pipe and duct insulation, roofing and stucco well into the 1980s. Disturbing these materials during a restoration is a regulated activity with real legal and health consequences. Restotech identifies the risk at the inspection stage and brings in licensed specialty contractors before any demolition begins.
Suspect materials are sampled and analyzed by an accredited laboratory before work starts. If regulated materials are confirmed, abatement is performed by appropriately licensed and certified abatement contractors working under the applicable Cal/OSHA, EPA and local air district requirements, including notification, containment, negative air, wet methods, personal protective equipment and licensed waste transport and disposal. Restotech coordinates the scheduling, site access, containment interface and clearance so the abatement and the restoration do not conflict.
Abatement is not complete until independent clearance confirms it. We hold the restoration scope until clearance testing passes, then reopen the work area and continue with drying, rebuild or remediation. You receive the laboratory results, abatement documentation, waste manifests and clearance reports as part of your project file, which protects you at resale, at lease turnover and in any future claim.
