Odor Source Identification and Elimination

Remove the source, not just the smell
Masking Is Not Removal

Persistent odor is a symptom with a physical source: smoke residue bonded to surfaces and absorbed into porous materials, microbial growth in a wall cavity, sewage saturation under flooring, animal urine in insulation and framing, spoiled contents, or off-gassing building materials. Fragrance products cover odor for days and let the source keep working. Restotech locates and removes the source, then treats what remains.

Locating and Treating the Source

We trace odor with thermal imaging, moisture readings, UV inspection for biological staining, borescope access into cavities and systematic elimination by isolating areas and HVAC zones. Once located, the source is physically removed or cleaned, affected assemblies are opened and dried, and the remaining residue is treated with the technology matched to the situation: HEPA filtration and air scrubbing, hydroxyl generation for occupied spaces, ozone for unoccupied structures, thermal fogging to follow the original smoke penetration path, sealing of substrates that cannot be replaced, and duct cleaning where the HVAC system distributed the odor.

Verified Results

Treatment continues until the odor is gone under normal conditions, including after the space has been closed up and allowed to warm, which is when residual odor reappears if the source was missed. We verify by re-entry testing rather than by asking whether it smells better than it did. You receive documentation of the source identified, the removal performed and the treatment applied, so the result holds when the property is occupied, sold or leased.
