Infrared Imaging and Cavity Access

Thermal imaging reads surface temperature differentials across walls, ceilings and floors. Because evaporating moisture cools a surface, water that has migrated inside an assembly shows up as a distinct thermal pattern long before it becomes a visible stain. Borescope inspection complements this by putting a camera directly inside a wall cavity, soffit, chase or subfloor void through a small access port, giving us a live view of framing, insulation and the back side of finishes without opening the assembly.

How We Interpret the Data

An infrared camera detects temperature, not water, so every thermal anomaly is verified with a moisture meter before it is called damage. Our technicians control for the conditions that produce false readings: HVAC supply runs, recessed lighting, plumbing lines, missing insulation, sun-loaded exterior walls and thermal bridging at framing members. Where the camera and the meter agree, we open a borescope port to confirm visually. Where they disagree, we investigate further rather than assuming.

Where It Pays Off

This combination is decisive on slow supply-line leaks, roof and window intrusions with long migration paths, multi-story losses where water has tracked down through framing, and post-drying verification that a cavity is genuinely dry. It also protects historic finishes, custom millwork and tile installations that would be destroyed by exploratory demolition. Imagery and readings are delivered as part of your file for both the remediation plan and the claim.
