A wet crawlspace is a house-wide problem. Air moves upward through the structure by stack effect, carrying moisture, mold spores, musty odor and soil gas into living space, which is why crawlspace conditions show up as indoor air quality complaints on the floors above. Standing water and chronically high humidity also rot floor joists, rim board and subflooring, corrode ductwork and plumbing, and attract pests.
We extract standing water, remove saturated and contaminated debris, insulation and vapor barrier, and clean affected framing. Structural members are dried with dedicated low-grain dehumidification and directed airflow monitored to dry standard, since ambient crawlspace conditions will not dry wood on their own. Where wood-destroying fungal growth is present on joists or subfloor, it is remediated by HEPA vacuuming and controlled surface cleaning, followed by an appropriate antimicrobial and, where specified, a borate treatment.
Drying without correcting the source guarantees a repeat. We address the actual driver: plumbing leaks, exterior grading and downspout discharge, footing drainage, groundwater intrusion requiring a sump system, missing or failed vapor barrier, uninsulated ducts sweating in humid air, and ventilation strategy.
