Mold frequently leaves permanent discoloration in wood after the organism itself is removed, particularly on attic sheathing, floor joists, subfloor and exposed framing. The staining is not active growth and is not a health hazard, but it fails visual inspections, alarms buyers and inspectors during a real estate transaction, and can stall a sale or a loan. Aesthetic remediation resolves the appearance issue after the actual remediation is complete.
We first confirm through inspection and testing that growth is inactive and the moisture source has been corrected, because cosmetic work over an active problem is malpractice. Depending on the substrate and the depth of the staining we then use controlled abrasive media blasting with soda, dry ice or crushed glass to lift discoloration from wood without damaging the fiber, HEPA sanding, or oxidizing surface treatments. All work is performed under containment with negative air and HEPA filtration, and the space is HEPA vacuumed and cleaned afterward.
Where staining cannot be fully removed, or where a uniform finish is required for inspection, we apply a mold-resistant encapsulating primer or sealer rated for the substrate, which locks down residual staining and provides an even appearance. You receive documentation confirming that the underlying condition was remediated and the moisture source corrected, which is what a buyer, inspector or lender actually needs to see alongside the improved appearance.
