Mold is remediated by physically removing contaminated material and cleaning what remains, and by eliminating the moisture that made growth possible. Spraying a chemical on colonized drywall does not remediate anything, because dead spores and mycotoxins remain allergenic and the moisture source is still present. Work areas are isolated with sealed polyethylene containment and held under negative pressure with HEPA-filtered air scrubbers so spores cannot migrate to unaffected areas, with HVAC isolated and a decontamination chamber at the entry. Contaminated porous materials are removed and double-bagged at the source. Semi-porous surfaces such as framing are cleaned by HEPA vacuuming and controlled mechanical methods including abrasive cleaning or media blasting where staining has penetrated the wood. Every surface in containment is then HEPA vacuumed and detail cleaned, and an appropriate antimicrobial is applied. Crews work in respiratory protection throughout.
In parallel we correct the source, whether a plumbing leak, roof or envelope failure, condensation from a ventilation or insulation defect, or chronic humidity, and dry the structure to dry standard. Completion is confirmed by post-remediation verification, ideally by an independent hygienist, before containment is removed. You receive the remediation protocol, containment and equipment documentation, moisture records, clearance results and photographs, plus reconstruction of everything removed.
