Not every dark stain is mold, and not every mold problem is visible. Microbial assessment establishes whether microbial growth is present, what type it is, how much of the structure it affects and what conditions are sustaining it. Restotech performs the field assessment and coordinates laboratory analysis so the remediation scope is built on findings, not on assumptions, and so you are not paying to remove something that does not require removal.
Assessment begins with a moisture investigation, because active growth requires a water source. From there we perform a visual and instrument-assisted survey and, where indicated, collect samples: air samples compared against an outdoor control, surface tape lifts, swabs and bulk material samples. Samples are submitted to an accredited independent laboratory for spore identification and quantification. Keeping the analysis independent means the party recommending the work is not the party grading the result.
You receive the laboratory results with a plain-language interpretation, identification of the moisture source driving the growth, the extent and condition classification of the affected area, and a written remediation protocol defining containment, engineering controls, removal scope and clearance criteria. If the results show normal fungal ecology and no remediation is warranted, that finding is documented just as clearly.
