Water entering through a roof does not fall straight down. It runs along the underside of the deck, follows rafters and truss chords, saturates insulation, pools on top of ceiling drywall and then travels laterally into wall cavities and lower floors. By the time a stain appears on the ceiling, the wet area above is usually several times larger, and the load on the ceiling assembly can become a collapse risk.
We first assess structural safety and relieve any pooled water above the ceiling through controlled weep holes rather than letting the assembly fail. Roof deck, framing, insulation and the ceiling assembly are then mapped with thermal imaging and moisture meters. Drying is performed with directed airflow across the deck and framing, dehumidification of the attic or interstitial space, and cavity ventilation where the ceiling is left in place. Saturated insulation sitting on top of drywall is removed, because it will not dry in place and it holds moisture against the gypsum.
Once the assembly is dry to standard, we repair ceiling finishes, texture and paint to match, replace insulation to the specified R-value, and verify attic ventilation so the space is not left in a condition that produces condensation later.
