Odor returns because the source was never removed, because odor molecules absorbed into porous materials were never reached, or because the HVAC system redistributed contamination after the treated area was cleaned. Effective deodorization is a sequence, not a single product: remove the source, clean the surfaces, treat the remaining airborne and absorbed molecules, and seal what cannot be cleaned or replaced.
We select the method by odor type, substrate, penetration depth and whether the space is occupied. HEPA filtration and activated carbon air scrubbing remove particulate and adsorb odor from the air. Hydroxyl generators oxidize odor molecules and are safe to run in occupied spaces. Ozone is used only in unoccupied, sealed structures with controlled reentry, and is highly effective on deeply set smoke odor. Thermal fogging produces a heated fog that follows the same penetration path the original smoke took, reaching into cavities and porous materials. Encapsulating sealers lock down odor bonded into framing and subfloor.
We verify by closing the building, allowing it to warm, and re-entering, because heat and stagnant air release residual odor that an open, ventilated space hides. Treatment continues until the space passes that test.
