Encapsulation converts a vented dirt crawlspace, which continuously feeds ground moisture and humid outside air into the building, into a sealed, dry, conditioned space. For properties that have been dried out more than once, encapsulation is the point at which the recurring problem stops. It protects framing, improves indoor air quality on the floors above, reduces HVAC load and eliminates the pest and odor reservoir under the house.
Installation begins with remediation and drying of existing conditions, debris removal and grading of the soil surface. We then install a reinforced polyethylene vapor barrier, typically 12 to 20 mil, across the floor and up the foundation walls, mechanically fastened and sealed at every seam, penetration, pier and termination with the appropriate tape and sealant. Vents are sealed, rim joist and band areas are insulated and air sealed, drainage and a sump with a sealed lid are added where groundwater is present, and the space is conditioned with a dedicated crawlspace dehumidifier drained to daylight or a condensate line.
A finished encapsulation should hold stable relative humidity year round. We verify performance after installation, confirm dehumidifier operation, drainage and pump function, and document the system as built with photographs and the materials and thicknesses installed. Access remains available for plumbing, HVAC and inspection, and we provide maintenance guidance so the system keeps performing.
