Odor returns because the source was never removed, because odor molecules absorbed into porous materials were never reached, or because the HVAC system redistributed contamination after the treated area was cleaned. Effective deodorization is a sequence, not a single product: remove the source, clean the surfaces, treat the remaining airborne and absorbed molecules, and seal what cannot be cleaned or replaced.

Thermal fogging works on a simple principle: smoke penetrated the building as a heated, expanded aerosol, so the deodorizing agent has to travel the same way to reach the same places. Hydroxyl generators use ultraviolet light to produce hydroxyl radicals, the same oxidizing molecules that break down odors and airborne contaminants in the outdoor atmosphere. Unlike ozone, hydroxyl treatment is safe to run in occupied spaces around people, pets and plants, which makes it the practical choice for homes that cannot be vacated, occupied commercial buildings, healthcare and senior living, and losses affecting only part of a property.
