Attic moisture comes from roof leaks, storm intrusion, HVAC condensation, disconnected bath and dryer vents discharging into the space, and inadequate ventilation that lets warm humid air condense on the cold roof deck. Because attics are rarely entered, the problem usually announces itself as mold on the sheathing, sagging ceilings or a musty odor pushed into living space by pressure imbalances, months after it began.
We survey the deck, rafters, truss members, insulation and top plates with thermal imaging and moisture meters, and identify the actual source rather than treating the symptom. Saturated insulation is removed under containment because it will not dry in place. Drying uses dehumidification sized to the attic volume with directed airflow across the sheathing and framing, monitored daily. Where fungal growth is present on sheathing, remediation is performed with HEPA vacuuming, controlled abrasive cleaning or media blasting, and antimicrobial treatment before the space is closed.
Drying alone does not fix an attic. We correct the underlying condition: roof and flashing repair, reconnecting and properly terminating exhaust ducts to the exterior, sealing air leakage from conditioned space, restoring soffit-to-ridge ventilation and clearing blocked baffles, then reinstalling insulation to specification.
