Duct systems circulate the entire volume of air in a building many times a day. When a fire, sewage backup, mold problem, renovation or infestation contaminates a property, the HVAC system distributes that contamination into rooms the original event never touched, and then keeps reintroducing it after the affected area has been cleaned. Cleaning the structure without cleaning the ductwork is how odor and contamination reappear weeks after a project closes.
We clean to the source removal method rather than blowing debris around inside the system. The system is placed under continuous negative pressure with a HEPA-filtered collection unit so dislodged material has only one place to go, then supply and return runs, trunk lines and branches are cleaned mechanically with rotating brushes and compressed-air whips appropriate to the duct material, including flex, sheet metal and duct board. Registers, grilles, diffusers, the return plenum, blower assembly, coil, drain pan and cabinet are cleaned as well, because the equipment itself is usually the dirtiest part of the system.
Before and after conditions are documented with in-duct camera imagery. Where remediation warrants it, an EPA-registered antimicrobial approved for HVAC use is applied. We also identify and correct the defects that cause recurring problems: disconnected or crushed duct runs, missing insulation, leaking plenums, condensation from uninsulated ducts in unconditioned space, dryer and bath exhaust discharging into attics, and inadequate filtration. Filters are replaced and filtration guidance is provided.
